Maison Margiela is entering the world of luxury real estate with the debut of Maison Margiela Residences in Dubai, marking the French fashion house’s first foray into residential living. Known for its radical approach to fashion and design, the brand now brings its signature aesthetic — characterised by deconstruction, trompe-l’œil, and transformation — into the architectural realm.
Developed in collaboration with Alta Real Estate Development, the project will comprise 25 bespoke residences set on Dubai’s prestigious Palm Jumeirah. Each unit is designed as a living canvas, reflecting the Maison’s unconventional vision and meticulous material exploration.
Leading the architectural design is Italian architect Carlo Colombo, working alongside Maison Margiela’s in-house team. Together, they’ve crafted a unique synergy between structure and interior through a custom-designed furniture line exclusive to the Residences. The collection includes everything from sculptural sofas and armchairs to refined beds, lighting, and tables—each piece echoing the house’s iconic design language.

The move into residential architecture is a natural progression for Margiela, whose creative pursuits have long extended beyond fashion. From conceptual set designs and art installations to the 2011 redesign of La Maison Champs Élysées hotel in Paris, and its well-known line of lifestyle objects, the brand has consistently blurred the lines between fashion, art, and space.

The Residences will embody this spirit of experimentation and refinement. Signature elements include travertine furniture, resin-filled detailing, and the Maison’s distinctive décortiqué technique—an approach that reveals the inner workings of design objects, much like its deconstructed garments.

Beyond the interiors, the development also incorporates a range of curated amenities reflecting Margiela’s philosophy of elegance and discretion. These include a private art gallery, curated library, fitness studios, spa, gym, infinity pool, and the Margiela Café — an extension of the brand’s lifestyle vision.
“IT HAS BEEN THRILLING TO BRING TOGETHER THE CODES OF MORE THAN 30 YEARS OF HISTORY OF AN ICONIC MAISON, LED BY THE GREATEST FASHION COUTURIERS LIKE MARTIN MARGIELA, JOHN GALLIANO AND NOW GLENN MARTENS. IT HAS BEEN VERY INSPIRING TO CREATE THIS FIRST PROJECT, AND I HOPE IT MARKS THE BEGINNING OF MANY MORE TO COME, AIMING TO DEFINE THE UNMISTAKABLE STYLE OF A ONE-OF-A-KIND FASHION HOUSE.” — RENZO ROSSO, CHAIRMAN OF OTB GROUP
The launch is part of a broader brand expansion in the region. It coincides with the opening of a new Maison Margiela boutique and a Margiela Café at Mall of the Emirates, positioning Dubai as a key destination in the house’s global roadmap.

“THE ALTA AND MAISON MARGIELA RESIDENCES REPRESENT A BOLD VISION OF LUXURY AND LIFESTYLE INNOVATION… AS THE FIRST COLLABORATION OF ITS KIND GLOBALLY, THIS PROJECT BLENDS ICONIC DESIGN WITH BESPOKE EXPERIENCES, REDEFINING LUXURY LIVING IN DUBAI. WE ARE EXCITED TO UNVEIL THIS LANDMARK IN AN EXTRAORDINARY LOCATION SOON.” — ABDULLA AL TAYER, MANAGING DIRECTOR OF ALTA REAL ESTATE DEVELOPMENT
With this new chapter, Maison Margiela reinforces its position as a cultural innovator — expanding its influence from the runway to real estate, while redefining what modern luxury can look and feel like.
